A/C Leak
This morning, a number of top floor units reported issues with their A/C not working. Upon further investigation, it’s been discovered that there is a leak in the A/C supply line. While we’ve managed to narrow it down to the 3840s and 3850s, the actual leak itself has managed to elude us. Unfortunately, until we can find the leak, we can’t fix the leak.
To attempt to find and resolve the issue as soon as possible, I’m asking that if you happen to be walking on the property (especially in the vaccinity of the effected buildings) and you notice an unusually soft, wet, or soggy section on the ground, please report it to management immediately so that we can fix the issue!
While this is especially important to do when we know there’s a leak in the system, we also request that you report any such discoveries to management, regardless of if we’re aware of a leak or not, as you’ve likely discovered one!
While top floor units are more likely to be impacted directly, leaks harm everyone as we have to pay to make up the water loss.

Upcoming Work & Important Dates!

It’s spring at Grand Bel Manor, and that means a lot of upcoming work, as the weather becomes warm enough for it! It also means the pool will be opening shortly, which I’m sure will be a welcome relief once the summer heat kicks in.
First off, next Monday and Tuesday, May 13th and 14th, weather permitting, a great deal of concrete work is going to be done. In most cases, this will be small repair jobs here and there, as well as replacement of the concrete that had been removed back in December when the electrical feeders were replaced. However, a significant amount of works needs to be done in front of the 3850s to improve the overall safety of the area.
Also on the 13th, an electric disconnect in 3800 is being replaced. This will require the power to be off briefly in 3800 and 3802 from approximately 9am to 2pm, but hopefully it will take much less time.
That Wednesday, May 15th, we’ll be having various asphalt repairs across the property made as well. Again, most of this work will be small repairs and replacement of the asphalt that was removed when the electrical feeders were replaced, but a trench drain will also be installed in front of 3850 to deal with a persistent drainage problem in that area.
As a result of the installation of the trench drain, the rode will be blocked for the day! If you live in the 3840s (and don’t park across from 3850) and 3852 and 3854, you will still be able to enter and exit via the Grand Pre entrance, but you will not be able to access the Bel Pre entrance. Respectively, everyone else will only be able to enter and exit via the Bel Pre entrance. This area will be blocked off for a minimum of 24 hours, but possibly longer.
On Tuesday, May 21st, some landscaping work will be done, to attempt to beautify the property for the season. Additionally, regularly scheduled mowing occurs each Monday (in season).
Swimming Pool! You should have received a copy of the 2013 Pool Pass Application & 2013 Pool Rules & Regulations. If you haven’t, please contact Shea Management. This year, the pool will open Saturday, May 25th, at 1pm, and close at 7:30pm. It will close for the season on Monday, September 2nd, at 6pm. It will be open daily, Thursday-Monday and on Holidays(closed Tuesday and Wednesday) from 11:30am to 7:30pm, except on weekdays when school is in session (May 28th-June 14th and Aug 26th-30th) when it will not open until 3:30pm.
